Bradda Capital commences £5 million fit-out of Guildford office building targeting sustainability certifications

England-based Bradda Capital, a UK real estate investment adviser, has commenced construction works on the comprehensive retrofit of 31 Chertsey Street, its 31,000 square feet office building in Guildford town centre, UK Property Forums reported.

The £5 million contract has been awarded to SPACE & Solutions, part of the SIMUL Group, with completion targeted for summer 2026. Designed by Hale Brown Architects, the scheme will transform the existing three-storey building into high-quality Category A workspace, creating an all-electric office building that meets the expectations of modern occupiers whilst significantly enhancing its sustainability credentials.

On completion, 31 Chertsey Street will target BREEAM Excellent and NABERS 5 Star ratings, positioning it as one of the most sustainable refurbished office buildings in the South East and one of the first NABERS 5 Star offices outside the M25.

David Phillips, managing director of Bradda Capital, said starting on site represents a milestone that underlines conviction in the Guildford office market. "This is about delivering a best-in-class, sustainable building that meets the demands of today's occupiers," Phillips said. "By creating an all-electric, highly energy-efficient workspace targeting BREEAM Excellent and NABERS 5 Star, we are future-proofing the asset while contributing positively to the town centre."

Steve O'Callaghan, founder and managing partner of SIMUL Group, said the project demonstrates how existing buildings can be reimagined to meet modern occupier expectations whilst significantly reducing carbon impact. "Working closely with Bradda Capital and the design team, we're focused on delivering a high-quality retrofit that combines strong sustainability performance with a great workplace environment," O'Callaghan said.

The retrofit will replace existing gas-powered systems with highly efficient air source heat pumps, supported by rooftop photovoltaic panels and full LED lighting throughout.
