McKeever Hotels has announced a capital investment of £1.8 million (€2.1 million) in a full bedroom refurbishment at The Lodge Hotel, Coleraine; this is an organic portfolio investment, not a transaction, and no deal consideration or counterparty arises.
McKeever Hotels is a family-owned hospitality group founded in 1986 and headquartered in Antrim, Northern Ireland, operating seven properties across Northern Ireland and Donegal, including the Dunadry and Dunsilly in Antrim, Corr's Corner in Newtownabbey, Adair Arms in Ballymena, Armagh City Hotel, The Lodge Hotel and the Mount Errigal in Letterkenny.
The group's current turnover stands at over £25 million following the acquisitions of The Lodge in Coleraine and the Armagh City Hotel in 2024 and 2025 respectively, with a stated target of £45 million by 2030. EBITDA is not publicly disclosed. The Lodge Hotel was acquired in 2024; consideration not disclosed. Advisors: none mentioned.
The structural driver is a demand spike on the North Coast anchored by The Open Championship at Royal Portrush, which generated significant accommodation pressure across the Causeway Coast corridor. Managing director Eddie McKeever explicitly cited the tournament as the demand signal underpinning this investment, making the refurbishment a direct commercial response to a recurring, calendar-driven revenue opportunity rather than speculative capital deployment.
The timing is also portfolio-strategic. McKeever Hotels has stated a target of achieving four-star accreditation for both The Lodge and Armagh City Hotel by 2027, and bedroom quality is a primary grading criterion under Tourism NI's classification framework. The £1.8 million Lodge investment is therefore both an asset enhancement and a prerequisite for that accreditation upgrade, which would allow the group to compete at a higher rate tier.
For a family-owned operator with a £25 million turnover targeting £45 million by 2030, reinvesting acquisition-stage capital within two years signals confidence in the North Coast's sustained commercial fundamentals rather than a short-cycle renovation play.
The verdict: The Open is a once-every-few-years catalyst, but McKeever's bet is that Royal Portrush's profile has permanently re-rated the North Coast as a premium leisure destination — and this investment is the group positioning itself to capture that elevated pricing before the next cycle arrives.
