Graham has been appointed to fit out five floors of office space at Ireland House, 10 Spring Gardens, in central London. The Northern Ireland contractor takes its first project for the Irish government on a scheme that brings the Embassy of Ireland and three state agencies under one roof.
Graham is a privately owned contractor and developer headquartered in Hillsborough, Co Down, with 17 regional offices across the UK and Ireland and a workforce of around 2,500. It reported group revenue of £1.056 billion, pre-tax profit of £25.2 million and cash of £192.5 million for the year to March 2025.
The building sits between The Mall and Trafalgar Square and forms part of the Crown Estate’s West End portfolio. It will house the Embassy of Ireland, including its public-facing citizen services office, alongside Bord Bia, Enterprise Ireland and IDA Ireland.
Graham’s interior fit-out division will deliver office accommodation for each organisation, including workspaces, storage, kitchens, meeting rooms and event space. It will also install new mechanical, electrical and public health systems across the five floors, and plans include a first-floor entrance foyer and reception accessed from Carlton House Terrace.
Work is due to start shortly and continue until summer 2027. McLaren is main contractor on the wider refurbishment of 10 Spring Gardens, which Glenigan values at £36.7 million.
The structural driver is the consolidation of an embassy and three trade and investment agencies into one refurbished London building, which requires a multi-occupier fit-out delivered inside a main contractor’s wider programme.
“The project requires the careful coordination of five floors of office accommodation, public-facing and event space, alongside the installation of new mechanical, electrical and public health systems,” said Neil Dickson, interior fit-out contract director at Graham.
The appointment follows Graham Interior Fit-Out’s win at London Business School, where it is delivering a Cat A+ refurbishment across six upper floors with a new ground-floor reception, lounge, dining and meeting spaces.
For the sector, Ireland House shows multi-occupier fit-outs in prime London buildings being delivered by interior specialists working inside a main contractor’s programme.
